Morrow & Associates has been retained to identify a highly driven Director of Preconstruction to lead critical early-stage efforts on ground-up multifamily developments throughout the Southwest. Reporting directly to the VP of Preconstruction, this senior leader will guide projects from LOI through permit, working cross-functionally with acquisitions, entitlements, legal, and design teams to set each development up for long-term success. Remote opportunity with some travel.

This is a rare opportunity to play a strategic, high-impact role in shaping communities across the country while working for one of the nation’s most respected privately held developers of apartment homes and mixed-use communities.

What You’ll Do

  • Lead preconstruction activities for multifamily developments in the Southwest, from LOI through construction start
  • Collaborate on financial proforma inputs, project risk, and feasibility with development leaders
  • Select and manage general contractors, architects, and consultants
  • Direct early cost estimating, scheduling, and due diligence
  • Review municipal codes, fees, and utility requirements impacting site and building budgets
  • Attend municipal and pre-bid meetings, guiding the permitting strategy
  • Own contractor bid package reviews and negotiation of preconstruction scopes and contracts
  • Identify and implement value engineering strategies to maximize ROI without compromising design or brand standards

We’re Looking For

  • 5-7+ years of experience in construction, development, or design-build, with a focus on multifamily, hotel, or mixed-use projects
  • Strong understanding of preconstruction strategy, site logistics, value engineering, and consultant management
  • Proven leadership in project team collaboration and consultant/GC oversight
  • Comfortable with municipal processes, permitting, and building code navigation
  • Experience working with proformas, development budgets, and construction cost forecasting
  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field; MBA a plus
